Long Branch is unusual in asking for two different sizes. The residential zoning checklist wants “One copy of all plans 11” X 17” in size,” plus “One large size plan to scale” and a PDF of the grading plan. In the same line it warns that the Building Department “requires 2 ADDITIONAL SIGNED AND SEALED DETAILED PLANS for construction permits.”
Zoning first: what goes with the application
- Fee: $30 for a single-family home, $50 for everything else, by check or money order to the City of Long Branch.
- A current survey, generally no more than 5 years old, showing lot dimensions, every structure, parking, lot coverage and setbacks. Floodplains, wetlands and water bodies within 300 feet must be shown.
- Existing and proposed floor plans with room uses and dimensions.
- Elevations showing existing and proposed heights, measured from existing ground to the highest peak.
- A photograph of the property.
New homes, in-ground pools and additions of 50% or more of the existing footprint also need a grading and drainage plan, with a $600 initial review fee and a W-9. The application says the permit takes about 10 business days once it is complete and accepted.
Then the Building Department
The Required Documents for Construction page lists an addition as needing building, electrical, plumbing and fire permits, with 2 sets of architectural plans or homeowner plans, a TJI layout, ductwork layout, plumbing and gas schematics, electrical schematics and heat loss calculations. That matches the state floor for a paper application: “at least two copies of plans drawn to scale” (N.J.A.C. 5:23-2.15A, NJ DCA).
