Most Hazlet homeowners need two sets of plans. If your project needs a variance, the count jumps to six, and the sizes are spelled out.
A standard construction permit
Hazlet’s Construction Permit Information page quotes the state rule for a single-family home: the application “shall be accompanied by at least two copies of plans drawn to scale.” The plans need a site diagram, foundation and floor plans, elevations, a typical wall section, and electrical, plumbing, mechanical and energy details. The architect’s or engineer’s seal and signature go “on each sheet of each copy.” A homeowner who draws plans for their own single-family home can skip the seal by signing an affidavit.
Wood decks, pools, hot tubs and sheds count as major work, and the page says major work “in most cases also requires a zoning approval.” Zoning approval is needed for every shed, fence and retaining wall, whatever the size.
If you need a variance
The Land Use Board’s Application for Variance asks for:
- 1 original and 5 copies of the two-page application
- 6 copies of the property survey (a scaled plot plan)
- 1 copy of the construction plans at 24×36 and 5 copies at 18×24, with architectural plans sealed
- a PDF of the complete submission, emailed to the Board Secretary
That form was revised in December 2016, so check with the Land Use Board that it is still current.
