This is the Monroe Township in Middlesex County, around Jamesburg and Spotswood. Its construction rule fits on one line of the township’s General Permit Instructions: “TWO COMPLETE SETS of construction plans/drawings are required.”
What “complete” means in Monroe
The instructions say the drawings must show “where, how and with what material” you will build. Include, as your project needs them:
- footings, foundation and structural sections
- exterior elevations, the floor plan and a typical wall section
- framing details: size and spacing of joists, studs, rafters and primary beams, plus door and window sizes
- floor-to-ceiling height
- electrical wiring and plumbing diagrams, and smoke detector and alarm locations
“All dimensions need to be exact. Label everything on your drawings.” If you are unsure what to show, the instructions suggest calling the subcode official for building, electrical, fire or plumbing.
Drawing your own plans
The owner of a single-family home who lives there can submit plans they drew themselves. One detail people miss: the homeowner must print their name, street address, block and lot on each page of the plans. Add it to every sheet before you print, not after.
Survey and timing
For the survey, the township says to contact the Zoning Officer. Plan review “generally takes up to twenty (20) business days” from the day a complete application reaches the Construction Department, longer if you need Zoning, Health, Engineering or other approvals first.
Solar, and board applications
Solar jobs go to Zoning first, then need 2 sets of plans signed and sealed by a design professional, with mounting details, a roof structural analysis, module and inverter spec sheets and a one-line electrical diagram (Solar Application). A Planning Board or Zoning Board application is a bigger print job: the 2024 submission checklist asks for 4 full-size plan sets, folded, and after approval 4 complete sets again for resolution compliance.
Getting Monroe sets printed
| Submission | Full-size sets |
|---|---|
| Construction permit | 2 |
| Solar permit | 2, signed and sealed |
| Planning or Zoning Board | 4, folded (then 4 for compliance) |
Upload the PDF, choose the size the sheets were drawn at (18×24, 24×36, 30×42, 36×46 or 36×48) and the number of sets. It is $1.95 a sheet in black and white and $3.75 in color, the same at every size (pricing). Order by 3 PM ET, ships same day, arrives as soon as the next day.
