South Brunswick Permits: Two Plan Sets and an Untouched Survey

One line in South Brunswick’s zoning guide trips people up: the survey “cannot be enlarged, reduced or altered in any way.” If you are reprinting your survey, print it at 100%, not fit-to-page. Here is what else the township asks for.

Two permits, often both

Additions, decks, porches, finished basements, detached garages, pools and solar panels generally need a zoning permit from the Department of Planning on top of a construction permit from the Building and Code Department. Fences, patios, small sheds, temporary structures and retaining walls need a zoning permit.

What goes in with the zoning permit

  • A copy of the original survey of the whole property, to scale, showing every existing structure, property lines, easements and lot restrictions
  • 2 sets of construction plans with details and dimensions of each proposed structure: total square footage, height and materials
  • For a new single-family house or an addition, a Floor Area Ratio calculation
  • The zoning fee: $30, or $50 for an in-ground pool, by cash or check to South Brunswick Township

You can mail it, leave it in the drop box outside the Municipal Building, or bring it to the Planning Department inside.

Quick answers for decks, sheds and pools

Deck: it counts as part of the house, so it has to meet the dwelling setbacks for your zone. Planning can tell you the number.

Shed: 150 square feet or less is a zoning permit only. Bigger than that, it is an accessory structure and needs a Building and Code permit too.

Pool: side or rear yard only, 15 feet from the side line, 10 feet from the rear line and 5 feet from other buildings, measured to the water line.

Ordering your South Brunswick sets

Two sets of plans covers the zoning submission. Many owners print a third to keep at home. Upload the PDF, choose the sheet size it was drawn at (17×22, 18×24, 22×34, 24×36, 30×42, 36×46 or 36×48) and the number of sets. It is $1.95 a sheet in black and white and $3.75 in color at any size (pricing). Order by 3 PM ET, ships same day, arrives as soon as the next day.
