Ocean Township (Monmouth County) Permits: What to Print Before You Apply

First, make sure you have the right Ocean Township. New Jersey has two. This guide covers the Township of Ocean in Monmouth County, with its municipal building in Oakhurst. The Ocean Township in Ocean County (Waretown) is a separate town with its own forms.
Who handles what
The Department of Community Development runs construction and building, and planning and zoning, from the same office. The township page lists the Zoning Officer’s hours as Tuesday 12:30 to 4:30 PM and Wednesday and Thursday 8:30 AM to 4:30 PM, which is worth knowing before you drive over with a survey.
Applying online
Construction permits are filed through the township’s online portal, which says “Detailed plans must accompany the application.” The same portal lets you search the construction and zoning permit databases by address or contractor and request inspections.
How many copies?
The township pages we checked don’t publish a plan copy count or a sheet size for residential permits. The state rule is the floor everywhere in New Jersey: a paper construction permit application must include “at least two copies of plans drawn to scale” (N.J.A.C. 5:23-2.15A, NJ DCA), and one released set stays at the job site for inspections. If you file online, ask the Construction Official whether you still need paper sets, and how many.
Getting the sets printed
